There are some things that really should be left to your HVAC professional when it comes to taking care of your air conditioner, whether it’s a central, ductless mini-split, window unit, or whatever latest technology keeps you cool on ghastly hot days and nights. On the other hand, there are daily, weekly, or even monthly tasks you need to do to make sure your AC system works well and keeps you and your household cool for years.
Change the Filters
This task is very simple, but its ease probably makes it one of the most neglected of maintenance jobs. Some ACs have filters that can be cleaned and reinserted, and others need to be discarded and replaced by new filters. Whatever type of filter your air conditioner uses, it’s inexpensive to buy and ridiculously easy to install. Check the filter every month or so. If it’s full of dirt and dust, either clean it or replace it with a new one.
Keep the Condensate Drain Clear
The drain that expels water from your AC to the outside is the perfect place to grow mold and mildew. When that happens, the clog can cause the water to leak behind your wall or into your house. All you need to do is occasionally flush the drain with about a quarter cup of Clorox.
Hose Down the Outdoor Condenser
Use your garden hose (never a pressure or power washer!) to hose down the inside of your outdoor condenser. You should also make sure that there’s a clearance of about two feet around the unit. This makes sure that the airflow is unrestricted. If your condenser can’t breathe, it will heat up and work harder than it should.
Clean the Fins
This might be a tricky one. The fins inside your condenser unit are very delicate, and if they’re bent, the unit’s not going to work the way it should. You can invest in a fin comb from your hardware store or use the gentlest of paint brushes on them. If you’re too nervous about this job, let the HVAC technician do it.
Don’t Block the Vents
It’s tempting to place furniture over the supply and return vents since they tend to be right up against the wall. But they need clearance to work well. Make sure they’re not damaged or obstructed by chests of drawers, sofas, armchairs, or draperies. Obstructed vents stop cool air from getting into a room and keep it hot even when your AC is going full tilt.
